PENNY RAY’S   LISTING  SERVICE  GUARANTEE

 

My commitment to excellence and professionalism while representing you in the sale of your property is serious.  As part of my commitment to you, I GUARANTEE to complete the following services quickly and effectively.

 

  • PRICE ANALYSIS: Provide you with the most complete research and analysis of the property and pricing trends affecting your home and I will assist you in determining the most effective listing price.

     

  • YOUR PROCEEDS FROM THE SALE:  Provide you with an estimate of the monies you will receive upon the close sale.

     

  • ADVERTISING:  Utilize multiple marketing techniques that will give your property maximum exposure, such as virtual tour and picture publication to multiple real estate websites (Facebook, Zillow, Realtor.com etc.); design and distribute property flyer and post cards to buyers and agents; promote your listing at broker meeting.

     

  • COOPERATIVE MLS LISTING AGREEMENT:  Submit you’re listing data to the Multiple Listing Service (MLS) which will disperse information to hundreds of multiple real estate websites, Zillow, Realtor.com, etc.

     

  • FOR SALE SIGN:  Place a For Sale sign on your property showing my telephone number so I will receive phone calls from prospective buyers. ( optional at seller discretion)

     

  • OPEN HOUSES:  Arrange open houses for your property. (optional at seller discretion)

     

  • LOCK BOX ACCESS:  A lock box will be secured to your property allowing  agent access for showing to potential buyers. (optional at seller discretion)

     

  • QUALITY COMMUNICATION:  Keep you informed as to anything that is pertinent to you at all times and make myself available to you for questions continually throughout the listing period and sale of your property.

     

  • MANAGEMENT AVAILABILITY:  For any reason you have a question or circumstance that you would like addressed with our Management Personnel, that you will have satisfactory access and immediate personal attention.

     

  • PURCHASE OFFERS:  To present all offers to purchase your property with you, and assist you in all negotiations throughout the sale transaction, beginning to end.

     

  • MY COMMITMENT TO YOU:   I will invest substantial time and effort in the selling of your home and will represent you with professionalism, unequaled integrity and will protect your best interest throughout the sale of your home.

     

  • HOW I AM COMPENSATED:   I work entirely on commission, which I receive only if I complete a transaction for you. All the services I provide you are uncompensated unless you sell your home through me. Real Estate commissions and Broker Transaction fee are traditionally paid at the close of escrow from the seller’s net proceeds.

     

  • YOUR COMMITMENT TO ME:  I request your loyalty, a commitment that you will work with me exclusively as your listing agent for a set period of time. I expect you to keep me informed as to anything pertinent that may preclude the sale of your home. That you will cooperate with showings of your property and (if applicable) to order and pay for any necessary documents when requested such as Home Owner Association resale packages and demands.
